Instead of surrendering a percentage of every reservation, Standard Members pay one predictable monthly membership fee.

Bach BNB does not determine your nightly rate, collect lodging payments or manage your reservation. Guests are directed to the booking destination selected by you.

You remain responsible for your:

• Rates and availability
• Reservation approval
• Rental agreement
• Security deposit
• Guest communication
• Occupancy restrictions
• Visitor and entertainment policies
• Cancellation and refund terms
• Applicable taxes and lodging requirements

Fees charged by your own website, payment processor, property-management software or outside booking platform remain separate from Bach BNB membership.

Bach BNB is designed for professionally managed vacation rentals that welcome responsible group travel.

Property owners maintain complete control over their rules. Listing on Bach BNB does not require you to permit parties, events, additional visitors or outside entertainment providers.

The Bach BNB team reviews each application for property quality, presentation, management standards, location and suitability for our audience.

Approved applicants will receive membership and recurring-payment instructions. The $99 monthly membership begins after approval and payment authorization.

Travelers can discover your property on Bach BNB and continue directly to the booking destination you selected.

Bach BNB accepts a maximum of 24 participating properties within each city.

Limiting the number of listings helps protect membership value, prevents destination pages from becoming overcrowded and provides participating properties with stronger visibility.

Once a city reaches capacity, additional qualified properties may be placed on a waiting list.
